realtors to the District's Web Site. It
is intended that the information on this
web site provide you and your clients
with all the information necessary to
transfer water and wastewater service
when real property is bought and sold
within the boundaries of the District
and Windcliff Harbor. When you are
assisting clients who are relocating
to, or
leaving the Emerald Bay/Windcliff Harbor
communities, it is advantageous for
them to review this web site giving
special attention to the
"Apply for
Service" section. There are
requirements that the District has
placed into effect with regard to the
transfer of utility services that will help
your clients
streamline the process of transfer.
These requirements will also keep the District in compliance with
current Texas State Laws and District
Ordinances & Rules.
Additionally, by clicking on the
following link you may display and print the District's

"STATUTORY
NOTICE TO PURCHASERS OF REAL PROPERTY".
This document must be disclosed to
potential
purchasers of property within the Emerald
Bay Municipal Utility District in
advance of contract negotiations and/or
agreements. It states the District’s
authority to tax, to issue bonds, and to
levy taxes for bond payments. This
notice also states the current tax rate
per $100 assessed valuation.
Please be advised that
at the bottom of the form is a list of
home addresses that currently have septic
tanks in use. The District requires that
septic tanks be disabled and the
property be connected directly to the
District's wastewater collection system
when a home changes ownership. Please
contact a District
Officer if you are involved with the
sale of any of these listed properties.
Lastly, we have provided links that

meters, transformers, and etc.
Power outages should be reported
to Oncor, not your electric
retailer.
